It's time for brand new apartments to stop using the same old design. 2Hopkins is ending the trend. Your apartment here is set inside a historic building designed in an era when architects respected the way we actually move and use our space. This... isn't a place where everything is crammed together and then ornamented to hide the flaws. This is where spaces flow. Where sightlines reach to the skyline. Where light, geometry and utility achieve a timeless aesthetic. And where a few, unique residences are proving the beauty of simplicity. It's an old idea becoming a new way to live

I've lived in the building for 5 years now and the security, the ambiance, the staff, from those at the front desk to those in the main office are excellent.
I initially was on the 18th floor which was too full of recent graduates from college who didn't realize that you're in a neighborhood so should keep your parties and noise at a reasonable level, and let neighbors know when you're going to have parties, brunches, etc.
Now I live on the top floor and it's full of professional, dentists,... doctors, etc. and it is is wonderfully quiet. The gym on the 21st floor has spectacular views of the city and the weight-lifting room is awesome.

I spent the last year at 2 Hopkins, and it has by far been thee best living experience I've had in an apartment or condo. The building is run exceptionally well from top to bottom, Jessica(Building Director) and Matthew(Assistant Community Director) do a phenomenal job keeping the building exceptionally clean and safe. If you are like me and you like a living community that is constantly looking for ways to engage tenants and create spaces for tenants to get to know one another, then 2 Hopkins... is the place for you. During the pandemic the staff provided Donuts form a local small business for National Donut Day, they gave out mini party packs for Cinco De Mayo, St. Patty's, and National Bourbon Day to name a few. We had our first 2 Hopkins community wide social last month and they did in awesome job of creating a warm, welcoming, and safe space for tenants to mingle and chat over drinks and food provided by the staff. When I was out of town for an extended period of time, the staff reached out to me to see if I would like for them to take packages that had been delivered up to my apartment.
The only time I needed maintenance was to change the water filter on my refrigerator and the took care of it within 10mins of me submitting the request online. My only complaint is that I had leave 2 Hopkins after only a year due to a job opportunity in another state. I truly enjoyed my time at 2 Hopkins and highly recommend anyone moving to the Baltimore area give them a visit!

Overall, I'm disappointed in the condition, neighborhood, outside drug use, & bait & switch overpriced lease.
1: actual apt unit Pros & Cons
2: building Pros & Cons
3: Neighborhood
4: fees/rent
PROS APT UNIT:
-Apt is new; no previous tenants (as of Oct. '17)
-Stainless steel appliances & in-unit washer/dryer
-windows are nice (see cons)
-Inside looks nice; craftsmanship is shoddy (floors peeling)
-Kitchen has a lot of storage
-Glass shower w/ bench/Toilet sounds like a jet
-Door locks:key fob.... I've gotten locked INSIDE; you can't open it manually at times. I had someone on the outside unlock it. But, if there's a fire?
CONS APT UNIT:
-VERY LOUD- the walls facing the hall don't have insulation; you can hear private convos inside & outside. You can hear talking through vents in bathroom, kitchen, & living room
-Windows: there are cables dangling that hit the glass & people on scaffolding
*If you face 'North', you will see an abandoned hotel
- lighting: Very few plugs & lights in the apt. Switches that don't work. May not seem annoying at 1st, but it limits your layout. No plugs by front door & hall.
-A/C: programmed to stay ~2-7 deg to "protect apt structure"
APT BUILDING:
-nowhere near being done. A TON of construction & it's torture If you have allergies. 'Fresh air' vent smells like drywall & urinal patties
-Noise- hammering, power tools, trucks, etc
-NO/ZERO AMENITIES as of Oct. '17. No dog wash, dog park, fitness center, etc & city removed Bike Share rack
-Deliveries: Locker system. You get email w/ PIN #
-Concierge manager is amazing. He is by far the best & always goes beyond
-Mngmt: rarely seen & not too engaged. Hrs are odd
-Lighting: very dark/Poor outside. 1 after-hours door
-Moving In: filthy freight elevator. DO NOT take unprotected furniture on it
NEIGHBORHOOD:
-Outside: there's a lot of drug use, trash & loitering at all hrs.
-Streams of urine around entrances & sidewalks
-Metered or garage parking $175/mo
-CRIME: Don't go west
GEN. FEES:
-Renter's Ins Req
-Trash: $10/mo
-Water/Sewer: Per person; not usage
-Power: Submetered.
-Cable/Internet: Comcast $70-$120/mo
-Rent: When I signed lease, I was told several times that price given was the lowest due to: construction, zero amenities, & filth. An absolute lie. Rent has Dropped ~$250/mo. People leasing Penthouse, w/ better views, pay LESS than what I pay 6 floors down
I'm paying more to live through the construction noise, pollution, & no amenities. Mngmt has ignored my concerns
